8. What do buyers look for in successful acquisitions.
- Market: Defensible market location. Virtual monopoly, or dominant position in the area. Stores that are so strong, it would be smarter to buy them than to set up down the street and try to compete.
- Location: Stand alone, end cap, corner with high visibility. High traffic, high income markets.
- Size: 5000+ square feet. Big stores get big attention. Lots of small stores are not an attraction for the chain store buyer. Clean and well stocked. Good signage, good visibility, happy employees.
- Leases: Long term leases with low rate escalation. Good maintenance record, low cost.
